More and more residential communities are becoming aware of the need to charge electric cars in their garages. However, the situation is not always simple: installing chargers in apartment buildings is not only a technical issue, but also a legal one.
First, the state of the electrical network is fundamental. Most apartment buildings are not prepared for the mass installation of high-power consumers, such as EV chargers. Therefore, a technical survey is important: is there enough free capacity and how to install the chargers without disturbing other residents.
The second, and perhaps more difficult, issue is the approval of the housing association. Currently, in Hungary, the approval of the general assembly is required for the transformation of jointly owned premises (e.g. drilling holes in walls, running cables) – usually by a simple majority. It is also possible that the voting ratio depends on the number of sub-plots.
Fortunately, more and more companies are offering “smart” solutions for apartment buildings: for example, a billing-based system, where each resident pays separately for their own electricity consumption. This is not only fair, but also transparent.
The best strategy: advance information, cooperation with the joint representative, and well-prepared technical and legal documentation. This will make the approval process easier and the installation of the charger will be smooth.
